Buyer activity continues to weaken, with the Activity Index down to 20.4% and Months of Inventory rising to 6.30—pushing the market closer to full buyer territory. Year-to-date, new listings are 25.4% above the 25-year average, while pending sales have declined 11.6% compared to 2024, widening the imbalance between supply and demand. The median home price has dropped to $460,000—down 16.36% from the 2022 peak—offering increased opportunities for buyers across the Austin area.
