Year-to-date, new listings are 22.2% above the 25-year average, while pending sales are down 14.4% compared to 2024, widening the supply-demand gap. Median home prices continue to correct, now at $465,000—down 15.45% from the 2022 peak—offering increased leverage for today’s buyers across the Austin area.
